Maintenance Supervisor


Essential Functions

  • Ability to install, inspect, repair and maintain the carpentry, electrical, plumbing, mechanical, painting, grounds, safety and other related systems of all locations using appropriate equipment, tools, and materials.
  • Perform carpet cleaning, floor stripping, buffing and related floor maintenance.
  • Perform maintenance and repair of windows, walls, doors, and related hardware.
  • Perform drywall, caulking and sealing activities.
  • Perform mowing, trimming, snow removal, and other grounds services as necessary.
  • Perform vehicle inspections and basic maintenance.
  • Monitor and control supplies and equipment; order supplies and tools as necessary according to established policies.
  • Maintain invoices and receipts and submit to supervisor for review and approval.
  • Direct maintenance team regarding daily activities such as maintenance request, in the absence of the Maintenance Supervisor.
  • Perform maintenance on: HVAC, electrical, plumbing, lighting, doors, locks, and hardware.
  • Maintain sufficient technical and industry contacts and knowledge Maintain sufficient technical and industry contacts and knowledge and apply current knowledge or devise creative solutions to proactively resolve issues.
  • Conducts property inspections and determines preventative maintenance requirements based on equipment and structural needs.
  • Complete minor and major repairs of mechanical or aesthetic issues to ensure the property is optimally functional, presentable, and safe.
  • Ability to diagnose and repair a wide variety of basic maintenance problems at the property including plumbing, electrical and carpentry.
  • Respond, as needed, to emergency work orders that can't be addressed in a timely manner by third-party contractors




  • Ability to meet and deal tactfully and courteously with persons served, fellow employees and vendors/contractors.
  • Ability to update inventories and other supplies as needed.
  • Ability to understand complex written and oral instructions.
  • Thorough knowledge of the occupation hazards and corresponding safety precautions necessary for the safe performance of assigned duties.
  • Knowledge of pertinent local, state and federal laws, ordinances, codes, and rules.
  • Ability to communicate clearly and concisely, both orally and in writing.
  • Ability to establish and maintain effective working relationships with those contacted in the course of work.
  • Ability to manage time and follow policies and procedures.


Supervisory Responsibility



Work Environment

 This job operates in an indoor and outdoor field environment; travel from site to site; exposure to noise, dust, grease, smoke, fumes, noxious odors, gases, mechanical and electrical hazards, and all types of weather and temperature conditions.


Physical Demands

 Primary functions require sufficient physical ability and mobility to walk, stand, and sit for prolonged periods of time; to frequently stoop, bend, kneel, crouch, crawl, climb, reach, twist, grasp, and make repetitive hand movement in the performance of daily duties; to climb unusual heights on ladders; to lift, carry, push, and/or pull moderate to heavy amounts of weight; to operate assigned equipment and vehicles; and to verbally communicate to exchange information.


Position Type and Expected Hours of Work

 This is a full time position.  Days and hours of work are generally: Monday through Friday 7:30AM to 4:00PM.



 Travel throughout the metropolitan area as needed.


 Required Education and Experience


  • High School Diploma or GED.
  • At least three years of maintenance work experience and demonstrated leadership capabilities required.
